Rate Increases Deposits

Our Commitment

The owners and staff of Maple Village Residence make the following commitments to all of our tenants:

  1. Every tenant is treated with consideration, respect and full recognition of his/her individuality.
  2. While living at Maple Village Residence, all tenants will be encouraged to voice any concerns and recommend changes in policies and services without any interference or discrimination.
  3. All tenants are free to pursue individual interests.
  4. All tenants may associate and communicate privately with people of their choice and send/receive correspondence without interference.

Before moving into our home, each tenant will be fully aware of our service package and the monthly costs thereof.

Personal Safety & Emergency Systems

Maple Village Residence ensures personal safety for our tenants and their guests.  Our fire safety system, policies and procedures abide by the Ontario Fire Code and have been approved by the London Fire Department.  Smoke and/or heat detectors are provided in the tenant’s rooms and common areas.  A Range Guard System is installed in the kitchen.  Also, the fire alarm is routinely inspected and fire drills are conducted annually with tenant’s participation.

Our residence is equipped with on elevator to ensure a smooth flow of traffic between all floors for staff, tenants and visitors.

Staffing

We offer the services of a House Manager, cook, maintenance personnel and security.

Rate Increases

Our residence is covered and governed under The Residential Tenancy Act, 2006.  To understand the accommodation portion of the rate, each tenant should be aware of the following:

  1. Each year the Ministry of Housing sets the guidelines for the maximum allowable rent increase.  The monthly rate for accommodation at Maple Village Residence cannot be increased by more than the provincial guideline without going through a special process which involves giving the tenants notice.
  2. Before increasing the accommodation portion of any unit, tenants will be given at least 90 days of written notice once each year.
  3. Before moving into Maple Village Residence, each tenant must sign a Tenancy Agreement.  The tenant has the right to cancel their tenancy agreement by informing the landlord, in writing, within five days of signing the agreement.

Tenancy Agreement

Under the Residential Tenancy Act, 2006, each tenant will be required to sign a tenancy agreement that extends for a month’s term, subject to continuation by both themselves and Maple Village Residence as provided for in the Tenant Protection Act.

Reservation Deposit

A Reservation Deposit of $200 can be made to secure a room.  These monies are non-refundable and will be applied to the tenant’s first month’s deposit.

Last Month's Rent Deposit

A Last Month’s Rent Deposit of $250 is required by all tenants and is applied to their last month’s rent upon departure.
